Land Manager/ Development Surveyor

The role of the Land Manager / Development Surveyor is to source, appraise and negotiate land acquisitions to meet the Company’s build targets for residential and commercial projects within the Herefordshire, Gloucestershire, Worcestershire and Monmouthshire locality. The Land Manager / Development Surveyor will operate within key parameters relating to budgeted land investment, contribution and ROCE levels and desired location.

Knowledge and experience

ESSENTIAL

DESIRABLE

Formal qualifications such as a degree in town planning or property related subject

Membership of RICS, ISVA or equivalent

Experience in negotiating deals

Ability to communicate at all levels

Self-motivation and ability to work unsupervised

Ability to work methodically and work to tight deadlines

Knowledge of the planning process

Basic knowledge of the legal process and specifically the requirements for land and property acquisition

The key responsibilities of the Land Manager / Development Surveyor are:

Responsibilities

1

To identify parcels of land capable of meeting both the short term and strategic  requirement of the Homes and Commercial divisions

2

To translate the Company’s objectives to the site's identified and subsequently considered for acquisition

3

To carry out an initial evaluation of each site with reference to planning, topography, access drainage and saleability

4

To  identify possible key abnormal areas ensuring this information  is made available to Homes Senior Manager for subsequent investigations

5

To produce 'Estimated Profit Statements' (EPS) in accordance with Company parameters, prior to the submission of any land offers

6

To negotiate with vendors and their representatives to secure the land at the best

possible terms

7

To instruct solicitors on potential land purchases, swaps or sales, as appropriate

To satisfy the land requirements of the Company within budget parameters

9

To prepare Board Approval packages for proposed land transactions

10

To ensure land management systems are effectively utilised and reflect the current land activities of the Company, where appropriate with budget criteria.

To maintain and cultivate contacts, stay aware of land values, competition, where future development will take place and where current development is taking place

To appoint, manage and co-ordinate all necessary consultants to obtain planning approval

13

To liaise with local planning authorities and other third parties where necessary to achieve planning consents

Manage the disposal of land and commercial buildings

15

Manage leased residential and commercial properties

16

To assist in the direction and vision of the company

17

To perform any other related function as requested by higher management

18

To assist in the preparation of the annual business plan

19

To continually develop land buying strategies

20

To carry out periodic appraisals of consultants used in order to obtain best value

21

To produce project strategies for approval by the relevant director

22

To carry out all duties at the request of the directors

23

To communicate any improvements to the process to other team members and the Directors

24

To maximise efficiency and profitability of the Company
