Part Exchange - What's Involved?

At Freeman Homes, we care about the things that matter most when you're buying a home, and our Part Exchange service is designed to make things as simple as possible.  We work with a third party part exchange provider to offer you up to 100% Part Exchange. The price we offer will reflect the advised saleable value of your home*, so you won't have to wait around for a buyer and you can enjoy a move with minimum hassle to a brand new Freeman Home.

  1. First, you select the home of your choice.  Within the terms of our Part Exchange* scheme, your current home should not usually be more than 70% of the value of your chosen home.
  2. We will instruct local estate agents to value your existing home and then make you an offer.
  3. We will make you an offer which you can accept or refuse with no obligation or cost to pay.
  4. If you accept the offer, your home will then be marketed by the appointed estate agents. To speed the process up further still, we would recommend you use our preferred solicitor and mortgage broker to proceed with the purchase of your new home.
  5. You will need to pay a reservation fee of £1000.
  6. The estate agents will start marketing your home following acceptance of the offer.
  7. On completion you get the keys to your new Freeman Home but can also retain the keys to your existing property for up to 2 weeks to allow the moving in process to be hassle free and relaxed.

Frequently Asked Questions

  1. Will you look at properties anywhere in the country? We can consider properties anywhere in England and Wales.
  2. Do you consider properties of any value? We have no minimum price restriction and will consider properties valued up to £500,000.
  3. What types of property will you consider? We can consider most types of residential properties so long as they are mortgageable, saleable and have a ready demand.
  4. How quickly can you buy properties? We usually achieve completion within 2 – 4 weeks but can work more quickly if circumstances require us to
  5. Does the property I'm selling have to be worth less than my new home? Usually your existing property would need to be 70% of the value of your new home, or less. However, we will consider all properties but may not be able to offer 100% part exchange. 
  6. What fees are there to use your Part Exchange Scheme? There are no fees.
  7. Do I still have to pay Estate Agents fees if they Part Exchange? There are no Estate Agent fees to pay.
  8. Do you need an Energy Performance Certificate? No. If the home is not on the market, we do not require you to provide an EPC.
  9. What will you do with my property? Our Part Exchange partner will remarket the part exchange property from the point the confirmed offer has been accepted by your purchaser.

Part Exchange Terms and Conditions

1.1 Part Exchange deals are only available on selected plots and developments. Part exchange will usually only be available where the home being traded in is no more than 70% of the selling price of the plot being purchased.

1.2 Valuations for part exchange will be based upon the price which an independent valuer believes your home would be likely to achieve in the current market as opposed to an advertised sale price.

1.3 We will appoint two independent valuers to value your home on the basis of a sale within 6 to 8 weeks. If there is a discrepancy of more than 10% between the 2 valuations we will appoint a third valuation.

1.4 We are under no obligation to make an offer.  If you have already incurred costs (e.g. estate agents or legal fees) at the time of negotiating a part exchange Freeman Homes will not reimburse these costs.

1.5 An offer made by us under the part exchange scheme is subject to any necessary further enquiries or reports.

1.6 We reserve the right to market the property you are selling prior to your move into a new Freeman Home and you agree to allow reasonable access to the property to facilitate the resale (subject to agreed appointments) and to the erection of a “for sale” sign at the property. You agree to cancel any existing agreements with estate agents and agree that you are responsible for any fees due to them.

1.8 You agree that no party is currently negotiating to purchase the property you are selling and that no introduction has already been made by any other party.

1.9 We reserve the right to refuse a part exchange and we are under no obligation to give reasons why. All valuations and decisions are final.

Freeman Homes General Terms & Conditions

Any promoted Freeman Homes offer is subject to contract and status. Offers are on selected plots only and are subject to availability. The offers advertised cannot be used in conjunction with any other offer on the same plot unless expressly stated otherwise. Prices and details are correct at time of going to press. Freeman Homes reserve the right to withdraw or alter any of these offers at any time prior to the payment of a reservation fee. Contracts must be exchanged within 28 days of reservation of your property. Failure to do so may result in the loss of all or part of your reservation fee.

The current specific offers being advertised in relation to selected developments are also subject to the specific terms and conditions set out above (N.B. these offers may vary from time to time and you should refer to the development in which you are interested to discover which offers are available on specific plots and developments).

These terms and conditions do not affect your statutory rights.

You are strongly advised to obtain financial advice from an Independent Mortgage Adviser (“IMA”) in respect of any mortgage product required. Freeman Homes maintain a list of IMAs who we recommend as having extensive knowledge of our offers and products and the associated mortgage requirements, though you may seek such advice from your own IMA  if preferred.
