What is an 'EPC A rated' House?
When a property is being sold, it must have an Energy Performance Certificate (EPC) - a document that evaluates a building's energy efficiency. It indicates how much energy is used and the amount of carbon dioxide produced, assigning a rating from A to G, with A being the most efficient. An EPC A-rated property boasts excellent insulation, efficient heating systems, and reduced energy consumption, leading to lower utility bills and a smaller carbon footprint. These homes are not only environmentally friendly but also provide a more comfortable living environment, making them increasingly sought after by eco-conscious buyers.
What guarantees are provided when I buy a new house from Freeman Homes?
For your peace of mind, all homes come with a 10-year structural NHBC warranty that covers all structural defects for 10 years from the date you complete on your new home. You will also benefit from our own 2 Year Homeowner Warranty, that covers any defects (excluding wear and tear). Our experienced customer service team will be on hand to assist you with any queries you may have during the warranty period.
I'd love to buy a new Freemans Home, but am having problems selling my house. Can you help?
Our experienced sales team can help you chose the best agent to market your home and then we will work with your agent to facilitate your sale. We will keep in regular contact and ask the right questions to find out why your property isn’t selling so a new strategy can be agreed. What do you mean by a 'Zero Carbon Living' property?
A zero carbon living property is designed to produce zero or even negative carbon emissions. These homes feature innovative energy-efficient designs, renewable energy resources, and high levels of insulation to minimise energy consumption. By reducing their environmental impact, zero carbon living properties play a vital role in combatting climate change, appealing to those seeking sustainable lifestyles.
I'm interested in one of your developments but it talks about buying 'off-plan'. Can you explain what that means?
'Off-plan' means buying a property before it’s built. You’re purchasing based on architectural plans, drawings and artist impressions. This offers you the opportunity to choose your perfect plot and personalise your home with your preferred finishes, subject to stage of build.
How do I arrange an appointment to view a show home?
Many of our developments do not require you to book an appointment, so you can just call in during opening hours. If you require an appointment out of hours, please call us and we will arrange an appointment at your convenience. Please check the 'Our Developments' page for opening times.
What does your 'Development Service Charge' cover?
This covers the upkeep and maintenance costs of any open, shared spaces and is usually a requirement of the planning to ensure that open spaces are correctly maintained for ecology and wildlife. The cost is shared equally between all properties on the development.
Can I personalise or ask for changes to the property?
We will do our best to accommodate your requests but to ensure developments are constructed on time we are unable to delay the build or make changes after key stages have passed. If we can accommodate your requests, there may be an additional, up-front charge. Please speak to us as soon as possible about your requirements.
What's the difference between freehold and leasehold?
Leasehold gives you the ‘right to occupy’ a property for a stipulated amount of time – usually 999 years. If you purchase a freehold property, you own it until you dispose of it. All Freeman Homes are purchased freehold, although occasionally, we may offer a freehold property with a leasehold garage. This is a common situation where a garage is situated beneath an apartment. The reason for this is that the apartment owner technically owns the land on which the garage is built.
When will my new home be ready?
If your home is already built then you could move in within 2-3 weeks, or as soon as your solicitor can complete the legal process. If your home is still under construction we will advise you of the anticipated completion date on reservation, and keep you informed throughout the process. When we exchange contracts we will either give you a fixed, legal completion date or exchange on notice, which means we will give you 2 weeks notice when your new home will be ready.
What happens if my house is delayed and my mortgage offer runs out?
Please ensure that you let us know your mortgage expiry date as soon as possible. We will prioritise your home to endeavour to complete it before your mortgage expires. It is often the case that your lender will extend your mortgage offer in the unlikely event your new home is delayed. If you are buying off-plan we will work with you and your Independent Financial Advisor to ensure your mortgage application is timed to take into account the build completion date.
What is the difference between exchange and completion?
Exchange of contracts is the point at which a property transaction becomes legally binding and you pay a 10% deposit to secure the property. This usually happens within 8 weeks of reserving the property. Completion is the final stage of the property sale/purchase transaction, when the purchase price is paid and the keys to the property are handed over.
What's the process for reserving a property and is the reservation fee refundable?
Once you have chosen your property, you must sign a reservation form and pay a refundable reservation fee to reserve it. You must be able to exchange contracts within 8 weeks. Unlike some other developers, Freeman Homes will return the reservation fee in full should you change your mind.
I see you're offering part exchange on some houses - how does this work and will I get full market value for my property?
Part exchange is ideal if you want to move quickly (it usually takes 6 weeks from valuation to legal completion) or do not want viewings to take place whilst you are still living in your property. We will arrange for a part exchange partner to value your property on a no-obligation basis. They will obtain 3 valuations from local agents based on the market price to sell your property within 6 weeks. The offer will be a percentage of the average valuation received (usually 92% - 70% depending on various factors). Freeman Homes sometimes offers 100% part exchange on certain properties by way of top-up or purchasing your property ourselves. If you accept the offer, you could be completing on your new home within 6 weeks.
The reason why the part exchange offer is lower than the market valuation is to cover the cost of purchase, account for risks to the property market and enable the part exchange company to realise a profit to run their business.
